Information for prospective landlords
Housing Act 2004
In November 2004 the Housing Act came into force. The Act is intended to give greater protection for vulnerable tenants and includes new powers for local authorities to set up Landlord Licensing Schemes. The quality of houses will be regulated by the new housing health and safety rating system.
University managed housing scheme
The University enters into contract with the landlord and then we sublet accommodation to students. We guarantee the rent to the landlord and charge a management fee. We inspect the property before it is included on the scheme and draw up an inventory of contents. Inspections are undertaken each term to ensure standards are maintained. At the end of the academic year a final inspection is undertaken to assess any damages.
Property requirements
Each property must have a communal kitchen, bathroom and living room. Students need their own single study bedroom with individual access and minimum floor area of 70 square feet (or 6.5 square metres). If there are two rooms downstairs one can be converted into a bedroom. All properties must have full gas central heating with radiators in all rooms. Electric storage heaters are not acceptable.

All properties must be within easy walking distance of the University. Before buying a property we advise you to contact us to check the house is in a suitable location.

Maintenance and insurance
The landlord is responsible for maintaining the property. Students report repairs to the accommodation service and we then inform the landlord.
Financial terms
- Rent is paid over 40 weeks. Students who wish to stay for 52 weeks normally make a private arrangement with the landlord.
- Rent levels depend on the standard of accommodation.
- Rent includes gas and electricity costs.
- The landlord is responsible for payment of water rates. The property is exempt from council tax.
Damages
The students pay £150 deposit to the University. If there are any damages over and above fair wear and tear an amount for reimbursement will be agreed with the landlord.
